What it’s like
Blue Lagoon sits on the shoreline south of Lagunita Drive and north of Treasure Island Beach, according to OpenStreetMap and the Coastal Commission’s coordinates. A 2019 Coastal Commission staff decision describes it as a locked-gate condominium complex of 15 multi-unit buildings, some of them on the oceanfront, in an area the city zones R-3. Listed addresses are unit numbers on Blue Lagoon.
Realatrends.com’s guide describes townhomes and condominiums, many with ocean views and private balconies. It lists pools, tennis courts, landscaped common areas and direct beach access among the shared features, and it says the homeowners’ association organizes social activities.
The nearest listed public access points lie on either side. Treasure Island Beach is about 0.3 mile south in a straight line, seaward of the Montage resort at Coast Highway and Wesley Drive. The Coastal Commission’s record lists a parking structure on Wesley Drive that charges a fee, restrooms, tide pools and disabled access. Stairs to Victoria Beach, from Victoria Drive near Sunset Terrace and from Dumond Drive, lie about 0.3 mile north. See the Treasure Island beach page and the Victoria Beach page.
The Laguna Beach State Marine Reserve runs along the coast from Abalone Point south to Goff Island. Blue Lagoon lies on that stretch, north of the island. Taking marine resources there is unlawful. For the oceanfront houses just north, see Lagunita.
Getting around
The free Coastal Route trolley runs on Coast Highway between North Laguna and Heisler Park, downtown and South Laguna. On the off-season schedule, which covers September 8, 2026 to June 25, 2027, it comes every 20 to 30 minutes. Laguna Local, the city’s free on-demand shared ride, lists stops at Montage Resort Drive, on Coast Highway at Wesley Drive by Treasure Island Park, and at Lang Park on Wesley Drive. You book by app, online or through transit dispatch.
Main Beach, in the Village, lies about 2.3 miles north in a straight line. The getting around guide covers the routes and fares. The parking guide covers city permits, and the association’s rules govern guest parking inside the community.
Things to know before you buy or rent
Association rules matter here. Realatrends.com’s rentals guide says rules in communities such as Blue Lagoon and Three Arch Bay shape everything from guest parking to beach access, and that on a lease the association’s rules apply on top of the owner’s. Ask for the association’s governing documents, its budget and its rules on rentals before you offer.
Condominiums fall under the city’s wildfire disclosure rules when they sit in a Very High Fire Hazard Severity Zone. The Laguna Beach Fire Department’s map page looks up an address. The department’s sale inspection covers condominiums as it covers houses, and the HOA or management company may be responsible for any corrective work.
The city no longer allows new short-term lodging, meaning stays of 30 days or less, in its R-1, R-2 and R-3 residential districts. Existing permitted units are legal nonconforming, and the use runs with the land. The short-term rentals guide covers the rules. A rental of more than 30 days falls outside the definition.
The water provider depends on location. The Laguna Beach County Water District supplies most of the city, and the South Coast Water District supplies South Laguna. Confirm which one serves an address.
Laguna Beach Unified School District operates the public schools in town. For school names and locations, see the schools guide. Realatrends.com’s Blue Lagoon guide lists the homes for sale now and the most recent sales.
