Laguna Beach neighborhood

Bluebird Canyon

Bluebird Canyon is a canyon neighborhood south of the Village, where Bluebird Canyon Drive and its side streets climb inland from the coast.

What it’s like

Bluebird Canyon is one of the city’s canyon neighborhoods. Bluebird Canyon Drive and its side streets climb a canyon inland from the coast, south of the Village. USGS elevation data puts two points on the drive at about 200 and 440 feet above sea level. Bluebird Park sits along the drive.

One MLS community in the canyon is called Lower Bluebird. Most of its records are single-family homes on Bluebird Canyon Drive, Meadowlark Drive and Flamingo Road, and its listings have included a vacant lot. The city describes the canyon’s roads as narrow and winding.

Bluebird Beach shares the canyon’s name. The California Department of Fish and Wildlife lists it, along with Woods Cove Beach, among the beaches inside the Laguna Beach State Marine Reserve. Taking marine life there is unlawful. The Bluebird Beach page covers the beach itself, and Woods Cove lies farther south.

Getting around

Laguna Local, the city’s free on-demand shared ride, lists stops along Bluebird Canyon Drive and Morningside Drive. They include Madison, Keller, Regatta, Oriole and Rancho Laguna, and one at Bluebird Park. You book by app, online or through transit dispatch.

The free Coastal Route trolley runs on Coast Highway between North Laguna and Heisler Park, downtown and South Laguna. On the off-season schedule, which covers September 8, 2026 to June 25, 2027, it comes every 20 to 30 minutes. The getting around guide has the routes and hours, and the parking guide covers permits.

Things to know before you buy or rent

Bluebird Canyon is one of three neighborhoods under the city’s Red Flag parking restrictions, along with Canyon Acres (see Laguna Canyon) and Diamond/Crestview. The city’s 2021 Wildfire Egress Study identified all three as access impaired because of narrow, winding roads. If the National Weather Service issues a Red Flag Warning for Laguna Beach, the city limits parking where it can to one side of the road, the side that follows the direction of egress. Maps on the city’s Red Flag Parking page show each street. The city updates its website, opens signage on the street, sends text alerts to people who registered and posts on social media. The National Weather Service has issued these warnings on about one day a year, on average. To register, text LBREDFLAG to 888777.

The city’s evacuation zones include one named Bluebird Canyon. It has its own map, and the city recommends that you print the map for your zone and learn the routes.

The city’s fuel break program covers many interior canyon areas, and the Fire Department is expanding it to lower Bluebird Canyon. Goat grazing and hand crews maintain the breaks. The department also offers property owners a free wildfire consultation. Its Fire Hazard Severity Zone map page looks up any address. A sale of a one-to-four-unit home in a Very High zone that needs a Real Estate Transfer Disclosure Statement includes a defensible-space inspection by the department, which issues a Letter of Compliance once the property meets the requirements. The state insurance commissioner says CAL FIRE hazard maps do not set insurance rates, because insurers use their own wildfire risk models. Ask your insurer about an address before you commit.

The city’s design review looks at public and private views and at the Local Coastal Program’s hillside protection policies. Major remodels, most new buildings and any improvement taller than 15 feet go to a public hearing. Smaller work can go through a zone clearance, and some projects also need a coastal development permit.

Laguna Beach Unified School District operates the public schools in town. For school names and locations, see the schools guide.
