What it’s like

Alta Vista is a hillside neighborhood in the south-central part of Laguna Beach. The Coastal Commission lists the coast below it, Victoria Beach and Woods Cove, after its Laguna Beach North group and before its South Laguna group. Alta Vista Way and Iris Way are the streets in realatrends.com’s listings for the area.

The ground climbs from the water. Federal elevation data puts a point at the Victoria Beach access near 75 feet above sea level, a point on Alta Vista Way near 390 feet and a point on Iris Way near 510 feet. realatrends.com describes winding streets lined with mature trees and single-family homes in styles from mid-century modern to contemporary, with older houses renovated.

Three public access points to the coast lie within about half a mile of Alta Vista Way in a straight line, using the Coastal Commission’s coordinates. Victoria Beach has stairs from Victoria Drive near Sunset Terrace and from Dumond Drive, with limited on-street parking. Moss Point has stairs at the end of Moss Street, and Woods Cove has stairs at the end of Diamond Street and one block north off Ocean Way. Ruby Street Park, a blufftop viewpoint, sits at the west end of Ruby Street. The Pirate Tower, a historic 60-foot tower built in 1926 as an enclosed staircase to the beach, stands at Victoria Beach. The beach pages for Victoria Beach and Woods Cove cover each in detail, and the neighborhood pages for Woods Cove and Victoria Beach describe the streets at the water.

Getting around

By road, Alta Vista Way is about 2.2 miles from Main Beach and Iris Way about 2.4 miles, and the drive from Alta Vista Way to Main Beach drops about 380 feet. Irvine Spectrum is about 11.8 miles from Alta Vista Way by road and John Wayne Airport about 17 miles. The city’s Coastal Route trolley runs on Coast Highway, so check the city’s stop map for the stop nearest your address. The city also runs Laguna Local, a free on-demand shared ride service between residential neighborhoods and major activity centers; ask the city whether it covers your street. The getting around guide explains both.

The hillside neighborhoods are steep, so expect steep driveways and tight turns on the streets that climb from the coast. Test the drive to your regular destinations at the hour you will make it.

Things to know before you buy or rent

Orange County reassesses a property at your purchase price. After that, assessed value rises no more than 2% a year until the next sale or new construction. California’s homeowners’ exemption takes $7,000 off assessed value, and you file by February 15 for the full amount. The cost of living guide and realatrends.com’s property tax guide walk through the layers.

Mature trees are part of what the neighborhood looks like. The city’s municipal code includes a chapter on the preservation of heritage trees, Chapter 12.08. Ask Community Development before you trim or remove a large tree.

The city bars short-term rentals, meaning stays of 30 days or fewer, in its R-1, R-2 and R-3 residential zones, and existing permits run with the property. See the short-term rentals guide for the rules.

The city’s list of 22 evacuation management zones has no zone named Alta Vista, so look up the map for your address on the city’s evacuation page.

The Laguna Beach County Water District serves central Laguna Beach and the South Coast Water District serves South Laguna. Check which one bills your address, and check the school district’s boundary map, because attendance boundaries do not always follow neighborhood lines.
