What it’s like

A local real estate team places Mystic Hills north of Park Avenue and east of Mystic Way. Street data puts Skyline Drive, Samoa Way, Tahiti Avenue, Bounty Way and Hilledge Drive in the same hills northeast of downtown, and realatrends.com’s listings use those street names.

The streets sit high. Federal elevation data puts points on Samoa Way and Skyline Drive near 645 feet above sea level, a point on Tahiti Avenue near 670 feet and a point on Hilledge Drive, the lowest of the group, near 175 feet.

realatrends.com describes a variety of architectural styles, including modern and Mediterranean designs, on hillside lots with views of the coastline and the surrounding hills. The listings are single-family homes. OpenStreetMap’s address data tags several of these streets with Canyon Acres, a nearby area name, so some maps show that name instead.

Thurston Middle School is at 2100 Park Avenue, about half a mile from Samoa Way and about 0.2 mile from Tahiti Avenue in a straight line, and Laguna Beach High School is at 625 Park Avenue. Both belong to the Laguna Beach Unified School District. The next hillside neighborhoods are Park Avenue Estates, Temple Hills and Top of the World, and the Village lies downhill.

Getting around

By road, Hilledge Drive is about 0.5 mile from Main Beach, Samoa Way about 1.5 miles and Tahiti Avenue about 1.7 miles. The drive from Samoa Way to Main Beach drops about 630 feet. Irvine Spectrum is about 11 miles from Samoa Way by road and John Wayne Airport about 16.2 miles. The city’s Coastal Route trolley runs on Coast Highway. The city also runs Laguna Local, a free on-demand shared ride service between residential neighborhoods and major activity centers; ask the city whether it covers your street. The getting around guide explains both.

The hillside neighborhoods are steep, so expect steep driveways and tight turns. Test the drive down to downtown at the hour you will make it.

Things to know before you buy or rent

The city’s fire hazard severity zone maps matter on a hillside lot. The City Council adopted the 2025 state maps in June 2025, and the city’s interactive map looks up any address. The maps help guide building standards and defensible-space requirements. A sale of a one-to-four-unit home in a very high zone that requires a Transfer Disclosure Statement also requires a defensible-space inspection, and the Fire Department performs it.

Hillside lots raise their own building questions. The city sends grading over 20 cubic yards outside the building footprint, retaining walls more than 5 feet tall and exposed, major remodels and any improvement taller than 15 feet to design review. In 2026 the city adopted an urgency ordinance to streamline design review and extended it in August, so ask Community Development which path your plan takes today.

The city’s list of 22 evacuation management zones has no zone named Mystic Hills. It does include Canyon Acres, Park Avenue, Temple Hills and Top of the World, so check the city’s evacuation maps for the zone that covers your street.

The city restricts street parking during Red Flag Warnings in Bluebird Canyon, Canyon Acres and Diamond/Crestview, and its Red Flag parking page maps the affected streets, so check if your street is on them. The National Weather Service issues a Red Flag Warning on about one day a year on average, and the city sends alerts when you text LBREDFLAG to 888777.

The Laguna Beach County Water District serves central Laguna Beach, so confirm your address with the district. Use the moving checklist to line up the other accounts.
